HOW WE OPERATE
The First Month's Rent fee covers our advertising fees, purchase of credit/criminal history reports, negotiating the lease, working with the HOA, and everything else involved with getting the tenant moved into your property. The 10% management fee covers handling all maintenance calls, collection of rents, and handling of evictions, if necessary.
Our owners are paid monthly & if you have a local bank in North Myrtle Beach, we will even deposit your check for you.
HOW WE QUALIFY OUR TENANTS
Each tenant is required to fill out a credit application. We order a comprehensive credit/criminal history report from Merchant Credit Bureau, which gives us an idea of how the prospect pays their bills. The report also tells us if they have had trouble in the past with paying rent. To verify income, we will ask for three months of bank statements or paycheck stubs. We also contact the employer by phone to verify employment is current.
In addition to these steps, we will run a background check on the tenant and make sure there have been no prior evictions. We also call previous landlords to find out about prior rental histories.
After we have collected all this information, we discuss it with YOU, the property owner. Our owners make the final decision regarding approval or denial of applicants. Please remember that we can not discuss race, sex, religion, national origin, sexual orientation or any other protected classes with you.
